Overview
Almost every unit we condemn early died of something preventable. Not a manufacturing defect — a coil that hadn't been cleaned in six years, forcing a compressor to work against a wall of dust until it gave up.
An air conditioner works by moving heat across two coils. Cover either coil in dust and you've throttled the machine's ability to do the only job it has. It compensates by running longer and harder, which is why a neglected unit is both more expensive to run and shorter-lived.
A service is not a luxury or an upsell. It is the difference between a unit that reaches fifteen years and one that dies at seven — and the cost difference between those two outcomes is not small.
In detail
Not a wipe of the front cover. Here's the whole list, and why each item is on it.
The evaporator coil inside and the condenser coil outside both need to be clear for heat to move. The indoor coil grows a biological film in the damp; the outdoor one collects dust, pollen and — in Johannesburg — a season's worth of highveld grit. Cleaning both restores the unit to the performance you originally paid for.
Filters are the only part you can maintain yourself, and rinsing them every couple of months genuinely helps. But they clog, they warp, and eventually they need replacing rather than washing.
The single most common cause of an aircon leaking water into a room is a drain line blocked with algae. Flushing it takes minutes during a service; dealing with a water-damaged ceiling does not.
We measure the pressures rather than guessing. If the charge is low, that is a leak, and we'll tell you — rather than quietly topping it up so it comes back next year.
Capacitors weaken before they fail. Contactors pit and burn. Terminals loosen with thermal cycling. All of these are visible to a technician with a meter, and all of them are cheap to replace before they strand you in a heatwave.
You get a document telling you what we found, what we cleaned, what's wearing, and roughly how long you've got. No verbal "she's fine, boss" and a wave.
| Where the unit lives | Recommended interval | Why |
|---|---|---|
| Bedroom or lounge, home | Every 12 months | Moderate run hours, low dust load |
| Home office, used daily | Every 12 months | Long run hours, but a clean environment |
| Commercial office | Every 6 months | All-day operation, more people, more dust |
| Restaurant or kitchen | Every 6 months | Grease and airborne oil foul the coil fast |
| Salon, gym or workshop | Every 6 months | Heavy dust, hair, chemical or particulate load |
| Server room | Every 6 months, plus monitoring | Continuous duty; failure means downtime |
Benefits
Four outcomes, all of them measurable, none of them theoretical.
01
A clogged coil forces the unit to run longer to hit the same temperature. Cleaning it doesn't make the machine better than new — it restores what you already paid for.
02
Compressors fail from overwork. Overwork comes from restricted airflow and low refrigerant. Both are exactly what a service catches.
03
The damp evaporator coil is where mould and bacteria set up home. That musty smell when the unit starts isn't the dust — it's biological.
04
Aircons fail on the hottest day, because that's the day they're working hardest. A service in spring is a repair you don't have in summer.
05
Most manufacturer warranties require evidence of regular servicing. Skipping it can quietly cost you the cover you paid for.
06
A weakening capacitor is a R400 part today and a ruined weekend in three months. The condition report tells you which is which.
What's included
The same checklist every time, whether it's one bedroom unit or twelve across an office park.
Indoor and outdoor coil cleanBoth sides — heat only moves if both are clear
Filter clean or replacementReplaced where washing them is no longer enough
Condensate drain flushThe single best defence against water damage
Refrigerant pressure testMeasured, not guessed — and reported honestly
Full electrical checkCapacitor, contactor, terminals and isolator
Written condition reportWhat we found, what's aging, what to expect
Why us for this
"Servicing" in this industry can mean anything from a genuine strip-and-clean to a man spraying the outdoor unit with a hosepipe and charging you for the privilege. There is no regulation forcing the difference, so the only protection you have is who you hire.
We do the full checklist, we write down what we found, and we tell you about the failing capacitor now rather than selling you an emergency callout for it in December.
The full checklist, every timeNo shortcuts when nobody's watching
Findings in writingNot a verbal 'all good' on the way out
We don't invent faultsIf nothing needs replacing, we say so
Same technician each yearWhere possible — they remember your units
Our process
Around 45–90 minutes per unit, depending on how long it's been.
01
Annual reminder if you'd like one — most customers book in spring, before the first heatwave.
02
Covers off, filters out, both coils cleaned, drain line flushed. Drop sheets down first.
03
Gas pressures, electrical components, airflow and temperature differential across the coil.
04
A written condition report, an honest word about anything aging, and no invented faults.
Second year running for our annual service. Same technician, on time, and the electricity bill genuinely dropped.
FAQs
What's included, how often, and whether it's really worth it.
Phone us, or send a photo of the unit on WhatsApp. We answer questions without charging for the privilege.
Ask us a questionEvery 12 months for a home. Every 6 months for offices, restaurants, salons, gyms, workshops and server rooms — anywhere with long running hours or a heavy dust, grease or particulate load.
Please do — rinsing the indoor filters every month or two makes a real difference. But it isn't a service. The evaporator coil sits behind the filter, the drain line runs inside the wall, and the gas pressure and electricals need equipment and SAQCC registration.
Sometimes — if the cause is a filthy coil, cleaning it will restore performance dramatically. But if the refrigerant is low or a component has failed, that's a repair, not a service. We'll tell you which you're facing and quote accordingly. See aircon repairs.
Yes, and most of the ones we service we didn't install. We'll also tell you honestly if we find an installation fault from whoever fitted it.
Roughly 45 to 90 minutes per unit. A unit that hasn't been touched in five years takes longer than one we saw last spring.
Yes — this is standard for our commercial clients. Scheduled visits, priority breakdown response and a fixed annual cost. See commercial air conditioning.
