Edenvale
Edenvale sits at a crossroads — the N3, the R25, Modderfontein's development on one side and the Sebenza industrial belt on the other. It's a town of retail, offices, light industry and settled homes, and every one of them needs cooling.
Local overview
Edenvale occupies an unusual position: geographically East Rand, but with the character and commercial pull of Johannesburg's eastern suburbs. The Greenstone retail and residential development, the redevelopment of Modderfontein, the Sebenza light-industrial belt and the older residential streets of Eastleigh, Dowerglen and Illiondale all sit within a few minutes of each other.
For us that means an unusually varied workload. In a single week we might service a retail cassette system near Greenstone, repair a split unit in a 1960s Eastleigh house, and quote a small office park in Sebenza.
Edenvale is also extremely well positioned relative to our other coverage — close to Kempton Park, Germiston and the eastern side of Johannesburg — which means we get here quickly.
The local picture
Four distinct environments, four different sets of problems.
Modern townhouses and cluster homes, generally well built, generally with sensible electrical provision. The constraints here are body corporate rules and condenser noise — because in a cluster development, your outdoor unit is somebody else's bedroom wall.
Conventional freestanding homes, many with air conditioning that's been in place for a decade or more. Repairs, servicing and replacement conversations dominate. A good number of these units have never had a proper service, and cleaning them up produces a dramatic improvement.
Workshops, small factories, distribution and the offices attached to them. Dirtier air, longer hours, and equipment that needs a shorter service interval than a suburban home does.
Shops, restaurants and the surrounding commercial premises run cassette and ducted systems through long trading days. The classic failure is a condensate pump giving up and putting water through a ceiling tile above a shop floor — always at the worst possible time.

Regassing & leaksHomes
Residential Edenvale splits neatly in two. In the older suburbs the work is repairs and servicing on units that have been quietly deteriorating for years — and the single most valuable thing we do there is a proper coil clean, which frequently restores performance the owner had written off.
In the newer cluster and townhouse developments around Greenstone and Modderfontein, the work is installation, and the constraints are body corporate rules and noise. A modern inverter condenser is dramatically quieter than the machines of a decade ago — which matters when it sits three metres from a neighbour's window.
Either way, we measure the room, we quote in writing, and we guarantee our workmanship for two years.
Business & industry
Commercial Edenvale is busy and varied. Retail and restaurants around the Greenstone node run long trading hours with cassette and ducted systems that cannot be worked on during business. Sebenza's workshops and light industrial premises run in dirtier air. Modderfontein's offices and business parks are newer and better specified, but no more forgiving of neglect.
We work across all three, on maintenance contracts wherever the client will have one — because a scheduled service that catches a failing condensate pump costs a fraction of the emergency callout, the ceiling tile and the closed shop floor that follow when it fails.
Noisy work and installations get scheduled after hours as a matter of course.
Faults we see locally
Retail leaks, industrial fouling and residential neglect.
The most common commercial emergency we attend in this area. The pump's float switch gums up, the water backs up, and it comes through the ceiling above a shop floor. Servicing prevents almost all of it.
Workshops generate airborne particulate, and it lands in the condenser. Units here need shorter service intervals than the manual suggests, and we say so on the quote.
An older condenser three metres from a neighbour's bedroom is a conversation waiting to happen. Anti-vibration mounts, a repositioned bracket, or — where the unit is old — a quieter modern inverter usually settles it.
Nothing dramatic, just accumulated neglect. It's the cheapest problem on this list and the one that costs the most in electricity while it's ignored.

FAQs
What Edenvale homeowners, landlords and shop managers ask.
Phone us or send a photo of the unit on WhatsApp. We'll tell you what we think it is before we get in the van.
Ask us a questionAlmost certainly the condensate pump on a ceiling cassette, or its float switch. They clog with dust and biological growth, the water has nowhere to go, and it finds the ceiling tile. It's a quick fix once we're there — and if it's happened more than once, the system isn't being serviced often enough.
Yes, and we'd prefer to. Ladders, drop sheets and a technician with a vacuum have no place on a shop floor during business hours. Evenings and Sundays are normal for our retail clients.
It doesn't have to be. Modern inverter condensers are considerably quieter than older fixed-speed units, and anti-vibration mounts plus sensible positioning handle most of the rest. If an existing unit has grown noisier over time, that's usually a fan bearing failing — and that's fixable.
More often than a suburban home. Workshop air carries particulate that fouls a condenser coil quickly. Six-monthly is a sensible baseline for anything in the industrial belt, and we'll show you the coil to explain why.
Yes — both, along with Eastleigh, Dowerglen, Illiondale, Edenglen and Sebenza. Edenvale is central to our service area.
Almost always yes. Ten years is not old for a well-maintained unit — it's only old for a neglected one. A proper coil clean, drain flush and electrical check frequently restore performance that the owner assumed was gone for good, for a fraction of the cost of replacement.
