Benoni's character comes from its age. Suburbs like Northmead, Farrarmere, Rynfield and Lakefield are full of substantial family homes built in an era when air conditioning wasn't a consideration — solid brick, high ceilings, deep verandas, mature trees, and frequently no accessible ceiling void at all.
These houses are pleasant to live in. They also require an installer who thinks before drilling. A pipe run that would be trivially hidden in a modern townhouse has to be routed carefully here, either chased into the wall or trunked in clean, level runs — because a lazy diagonal across a face-brick wall in Farrarmere is a permanent scar on a lovely house.
Beyond the residential streets, Benoni has a working commercial spine — the shops around Lakeside Mall and Northmead, small offices, workshops and light industry — all of which needs conditioning too.

Rooms bigger than the standard chart expects
Older Benoni houses have big rooms and high ceilings, and volume — not floor area — is what an aircon actually has to cool. A generic BTU-per-square-metre chart consistently under-specifies these homes. We measure ceiling height as well as floor area, which sounds obvious and is skipped surprisingly often.
No ceiling void, solid walls
Without a service void, the pipe run has to go somewhere visible or through the wall. Both are fine when done thoughtfully. Neither is fine when done in a hurry. This is where the difference between a careful installer and a cheap one shows up permanently.
Mature trees and outdoor units
Benoni's tree cover is one of its pleasures, and leaves are one of a condenser's least favourite things. Units under trees clog faster, and units at ground level in leafy gardens clog fastest of all. We factor that into the position and into the service interval.
The lake and summer humidity
Proximity to open water and the East Rand's summer storms mean condensate volumes are high. Drain lines matter here, and a blocked one shows up quickly and messily.

Getting it right in a house that wasn't built for it
The honest truth about installing air conditioning in an older Benoni home is that it takes longer and it costs slightly more to do properly. The pipe run has to be planned. The bracket has to go into brick, not into plaster. The drain has to fall consistently over a longer distance than it would in a modern house.
What you get for that is an installation that disappears into the house rather than fighting it — and one that doesn't develop a slow gas leak eighteen months later because someone rushed a flare.
We also size for volume rather than floor area, which in a high-ceilinged Benoni lounge frequently means one size up from what a chart would say. We'll show you the reasoning rather than just quoting a bigger number.

A unit sitting at ground level under a mature tree will pull leaves, seeds and fine debris into the coil relentlessly. We find condensers here so packed with organic matter that they've essentially stopped exchanging heat. It's a cheap clean and a dramatic improvement.
Blocked drain lines in summer
Long East Rand summers with high humidity mean high condensate volumes. Older drain lines that have never been flushed block, and the water finds another route — usually your ceiling or your wall.
Undersized units in large old rooms
A 12 000 BTU unit in a high-ceilinged Farrarmere lounge is doing about two-thirds of the job it needs to. It will run continuously, never quite get there, and wear out early. No repair fixes it.
Poor installations on face brick
We regularly find pipework fixed with the wrong clips, running at angles that make the eye twitch, and brackets anchored optimistically. Sometimes we can rescue it; sometimes it's better to re-route properly.

Ask us a questionCan you install an aircon in an old house with no ceiling void?
Yes — it's a large part of our Benoni work. Where there's no void, the refrigerant pipes are either chased into the wall or trunked externally in straight, level runs. Trunking is a compromise but a neatly executed one is genuinely unobtrusive. We'll walk the route with you before we start so there are no surprises.
My lounge has high ceilings and the aircon never keeps up. Why?
Almost certainly because it was sized on floor area alone. An aircon cools a volume of air, and a high ceiling means considerably more volume than the same floor plan with a standard ceiling. Nine times out of ten the unit isn't faulty — it's just too small for the room, and no repair will change that.
There's a tree over my outdoor unit. Does that matter?
Shade is good; debris is not. Leaves, seeds and organic matter pack into the condenser coil and block the airflow it needs to reject heat. If your unit lives under a tree, expect to service it more often — or let us reposition it somewhere sensible.
Water is dripping from the indoor unit onto my floor. What is it?
Nearly always a blocked condensate drain line. Dust and algae build up inside it, the water backs up in the drip tray, and it overflows into the room. It's one of the cheapest jobs we do, and one of the most expensive to leave alone — ceilings and skirting don't recover well.

How long does an installation take in an older home?
