Centurion has grown into something quite specific: a belt of managed residential estates and modern office parks sitting between Johannesburg and Pretoria, threaded by the N1 and N14 and served by its own Gautrain station. It's a place where a great many homes are new enough to have been designed with air conditioning in mind — and where the rules about what you may bolt to the outside of your house are unusually strict.

That last point matters more than most installers acknowledge. In estates through Highveld, Rooihuiskraal, Wierda Park and the developments around Irene, the homeowners' association frequently has a view on where a condenser can go, what it may be painted, and how visible it may be from the street. Turning up on installation day and discovering this is a good way to waste everybody's morning.

The residential and commercial sides of this town have almost nothing in common except the postcode.

The estates: modern homes, big glass, HOA constraints

Newer Centurion homes tend to be open-plan, with substantial glazing and double-volume entrance halls. They look wonderful and they are difficult to condition — a single wall-mounted unit throwing air across a double-volume space will lose that fight every time. This is cassette and multi-split territory, and it needs to be planned rather than retrofitted in a panic.

Highveld Technopark and the corporate parks

Centurion's business districts — Highveld Technopark, the corporate campuses along the N1, and the smaller office parks strung through Die Hoewes and Lyttelton — are full of buildings running conditioned air from seven in the morning to well past six at night. Ceiling cassettes and ducted systems dominate, and they need scheduled six-monthly servicing rather than a phone call when something breaks.

The older suburbs

Lyttelton, Clubview and parts of Eldoraigne have older, more conventional housing stock, where the work is mostly repairs, replacements and rescuing units installed badly by somebody else a decade ago.

Irene and the smallholdings

Out towards Irene and the surrounding plots, properties get larger and dustier, and outdoor units take a beating from open ground. Servicing intervals need to be shorter than the textbook suggests.

Estate homes and the double-volume problem

The single most common design mistake we're called in to correct in Centurion is a beautiful open-plan living space with one wall-mounted head at the far end of it, doing its honest best and failing. Cold air sinks and warm air rises; a double-volume room stratifies, and a single head fighting from one wall will never win.

The fixes are well established — a ceiling cassette that distributes in four directions, or a multi-split with two heads placed to cover the space properly. Both need planning, both cost more than a single wall unit, and both work.

Where an estate's rules constrain the outdoor unit, we work within them. We'd rather spend twenty minutes reading the HOA guidelines with you than have your installation rejected after the fact.

Systems in the office parks run long hours in dusty conditions, and the units that fail are almost always the units nobody serviced. Estate aesthetics push outdoor units into screened enclosures and narrow side passages. Screening is fine — suffocation is not. A condenser needs clear air in and clear air out. We see units re-ingesting their own exhaust and tripping on high pressure every summer, and the fix is usually just clearance.

Undersized units in open-plan homes

Covered above, and worth repeating because it is the defining Centurion residential fault: no repair will fix a machine that was never big enough for the space.

Dust from the western smallholdings

My estate has rules about outdoor units. Can you work with them?

Yes, and we'd rather know upfront. Most Centurion estates specify where a condenser may be mounted, how visible it may be and sometimes what colour it must be painted. Send us the HOA guidelines with your enquiry and we'll design the installation to comply, rather than discovering the problem when the trustees object.

What is a ceiling cassette and do I need one?

A cassette sits in the ceiling and blows air out in four directions rather than one. In a double-volume or open-plan space — which describes a great many Centurion homes — it distributes air far more evenly than a wall-mounted head can. It needs adequate ceiling void, which we'll check on the assessment.

Why does the aircon in our office keep leaking through the ceiling?

Almost certainly the cassette's condensate pump or its float switch. They gum up with dust and biological growth, the water backs up and it comes through the ceiling tile. It's a routine service item, and if it's happening more than once it means the system isn't being serviced often enough.

How often should office park systems be serviced?

Six-monthly is the sensible baseline for commercial premises running all day. If your building has a heavy dust load or the units run into the evening, we'd argue for more often — and we'd show you the coil to explain why.

Can you do the installation over a weekend?

Yes. Most of our commercial installation work in Centurion happens after hours or on a Saturday, precisely so that nobody loses a trading day to drilling and dust.
