Midrand
Midrand has been under construction for two decades and it shows in the work: new estate homes that need first-time installations, and a corporate belt around Waterfall and Halfway House that needs systems maintained rather than rescued.
Local overview
Midrand sits squarely between Johannesburg and Pretoria, and for twenty years it has been the place where both cities have expanded into. The result is a landscape of new residential estates, townhouse complexes and corporate campuses — Waterfall City, the business parks around Halfway House, the established homes of Kyalami and Blue Hills, and the dense new stock in Vorna Valley and Noordwyk.
What that means practically is that a larger share of our Midrand work is first-time installation than almost anywhere else we operate. People move into a new townhouse, discover it faces west, and phone us in November.
It also means a great deal of our work is governed by body corporate and estate rules — where the condenser may go, how it may be fixed, and what noise level is acceptable to the neighbour two metres away.
The local picture
New buildings are not automatically easy buildings.
In a freestanding house, condenser placement is a matter of airflow and aesthetics. In a Midrand townhouse complex it is a matter of diplomacy — the outdoor unit will very likely sit within a few metres of somebody's bedroom window. Unit selection matters here: a modern inverter condenser is dramatically quieter than the older fixed-speed machines, and choosing well prevents a complaint that costs you far more than the price difference.
A surprising number of new homes are handed over with no aircon provision at all — no sleeve through the wall, no drain route, no dedicated circuit. That doesn't make installation difficult, but it does mean the pipe routing needs planning, and the electrical supply needs checking before anyone commits to a position on the wall.
The office and mixed-use developments along the N1 corridor run ducted and multi-split systems at scale. These are professionally managed buildings, and they buy maintenance contracts rather than emergency repairs — which is the correct way round.
Out towards Kyalami and the smallholdings, properties are bigger, roof spaces are larger and multi-split systems covering several rooms from one condenser make real economic sense.

Residential Midrand is largely a story of new-build. That brings advantages — modern insulation, sensible layouts, decent electrical infrastructure — and one recurring disadvantage: a lot of these homes have generous glazing facing the wrong way, and the developer's brochure did not mention it.
We assess the room properly: floor area, ceiling height, glazing area and orientation, and how many people are typically in it. In a west-facing Midrand lounge that usually means recommending a size up from what a chart would suggest, and we'll explain exactly why rather than simply quoting a bigger number.
For complexes, we deal with the body corporate detail — bracket type, condenser position, noise rating — before installation day, so nothing gets torn out afterwards.
Business & industry
Midrand's commercial buildings are among the newest in Gauteng, and they run substantial ducted and multi-split systems that were designed properly at the outset. The failure mode in these buildings is rarely design — it's maintenance neglect. Filters clog, condensate pumps fail, and a system that was specified beautifully in year one is limping by year four.
We run maintenance contracts for offices, showrooms, warehousing and light industrial premises across the corridor. Scheduled visits, documented condition reports, and a technician who knows your building rather than one meeting it for the first time in an emergency.
Installations and upgrades happen after hours or over weekends. In a building full of tenants, that isn't a courtesy — it's a requirement.
Faults we see locally
A young housing stock has its own characteristic failures.
A badly made flare doesn't fail immediately — it weeps gas slowly, and around eighteen months to two years in, the unit stops cooling properly. We see a lot of this in developer-fitted units, where the installation was priced to the bone. A nitrogen pressure test finds it, and remaking the joint fixes it permanently.
Townhouse density makes condenser noise a genuine issue. Sometimes the fix is anti-vibration mounts and a repositioned bracket; sometimes it's a failing fan bearing that's been getting louder for months. Either way it's fixable, and it's worth fixing before it becomes a body corporate matter.
Commercial buildings across Waterfall and Halfway House run ceiling cassettes, and the small pumps that drain them are the single most common cause of an emergency ceiling leak. Routine servicing prevents almost all of it.
Condensers mounted on a west-facing wall with no shade work considerably harder than they need to on a hot afternoon. A simple shade — never an enclosure — can be the cheapest performance upgrade available.

It shouldn't, and if it does, that's fixable. Modern inverter condensers are considerably quieter than older machines, and anti-vibration mounts plus a properly positioned bracket account for most of the rest. If an existing unit has got noisier over time, that's usually a fan bearing on its way out.
Sometimes, and sometimes not. Developer-fitted units are frequently priced very tightly, and the corners that get cut — flares, pressure testing, vacuuming — aren't visible on handover day. If yours has needed gas already, that's a strong sign. A pressure test will tell you definitively.
