Aircon repairs and installation across Johannesburg

From the double-volume glass of a Sandton penthouse to a 1930s Parkview cottage with solid brick walls and no ceiling void, Johannesburg asks more of an air conditioner than almost any city in the country. We've been solving that for 17 years.

Local overview

A city built on a ridge, and it shows in the aircon bills

Johannesburg sits high — around 1 750 metres above sea level — and that altitude does something people rarely think about: air is thinner, so an air conditioner has slightly less mass of air to move heat into. It's a small effect, but it's one of several reasons a unit that would be comfortably sized at the coast can feel marginal here.

Add the city's real signature — brutally hot, dry afternoons from October through February, followed by dramatic highveld thunderstorms and a genuine chill from June to August — and you have a climate that asks an aircon to be a heater for a third of the year and a hard-working cooler for another third. Most Johannesburg homeowners only discover their unit is a heat pump when we tell them.

We work across the whole city: the office towers of Sandton, the apartment blocks of Rosebank and Killarney, the older stock in Parkview, Melville and Observatory, the estates in the north, and the small businesses that fill the suburban high streets. Different buildings, different problems, same trade.

The local picture

What makes air conditioning in Johannesburg its own problem

Four things about this city change how a unit should be specified and installed. Ignore them and you'll be phoning someone within two summers.

The afternoon sun is the enemy, not the ambient temperature

Johannesburg's peak summer air temperature is rarely extraordinary — it's the solar gain that punishes rooms. A west-facing lounge with large glazing in Fourways, Bryanston or Northcliff can be ten degrees hotter than the shaded room next door at four in the afternoon. Sizing a unit for the room's floor area alone, without accounting for that glass, is the single most common specification error we're asked to fix. Our installation process starts with a measurement of the room, not a look at what's on promotion.

Older housing stock, no ceiling void, solid walls

Much of Johannesburg's most desirable housing — the Parks, Melville, Emmarentia, Greenside, Observatory — predates air conditioning entirely. Solid brick walls, pressed-steel ceilings and no service void mean pipework has to be routed thoughtfully or trunked externally. It's completely doable, and it's where a careless installer leaves a permanent scar on a beautiful home.

Apartment living and condenser placement

In Rosebank, Illovo, Braamfontein and the Sandton residential blocks, the constraint is almost never the indoor unit — it's where the outdoor unit can legally and sensibly live. Body corporate rules, balcony aesthetics and airflow clearance all collide here. A condenser boxed into a sealed balcony recirculates its own hot exhaust and slowly cooks itself.

Load-shedding and power quality

Repeated hard power cuts and the surges that follow restoration are hard on compressors and control boards. We see failed capacitors and blown PCBs in clusters after bad weeks. Where a client is worried about it, we'll talk honestly about surge protection rather than pretending the risk isn't there.

What we're called out for here

The work we do most often in Johannesburg

The mix here skews towards repairs and replacements in the older suburbs, and towards multi-unit commercial work in the business nodes.

REPAIRS

Emergency aircon repairs

Not cooling, tripping the DB, dripping water onto a wooden floor. Same-day response across the city, with the four most common failure parts already on the vehicle.

SERVICING

Annual and 6-monthly servicing

Johannesburg's dust and pollen load is heavy. Coils clog faster here than most people expect, and a clogged coil is both a bigger bill and a shorter life.

INSTALLATION

Installation and replacement

Correctly sized inverter units for homes and apartments, with pipework routed to suit the building — including older properties with no ceiling void.

GAS

Regassing and leak repair

If your unit needs gas every summer, it has a leak. We pressure-test and find it rather than selling you an annual top-up.

Homes

Homes, apartments and estates across the city

Residential Johannesburg is not one thing. In the northern suburbs we're most often fitting or replacing inverter split units in family homes and dealing with west-facing lounges that never quite cool down. In the apartment belt through Rosebank, Killarney and Braamfontein, the work is tighter, quieter and more about condenser placement and body-corporate compliance.

Cassette units appear more often than people expect — in double-volume entrance halls, in converted lofts and in the open-plan living spaces of newer estates, where a ceiling cassette distributes air far more evenly than a single wall-mounted head trying to throw air across fifteen metres.

Whatever the property, the process doesn't change: we measure, we recommend honestly, we quote in writing, and we install so that in five years you still can't see where the pipe runs.

Business & industry

Sandton, Rosebank and the business nodes

Johannesburg's commercial air conditioning is dominated by the office nodes — Sandton's towers, Rosebank's mixed-use blocks, and the sprawl of suburban office parks in Bryanston, Woodmead and Illovo. In those buildings the failure of a single unit doesn't just make one person uncomfortable; it makes a floor unusable.

We work on multi-split and ducted systems, ceiling cassettes and under-ceiling units, and we handle the servicing intervals commercial equipment actually needs — six-monthly as a baseline, more often in restaurants and anywhere with a heavy dust or grease load.

Because we're a small team rather than a subcontracting broker, the technician who commissions your system is the technician who arrives when something goes wrong with it. In a working building, that continuity is worth more than a slightly lower quote.

Faults we see locally

The Johannesburg fault list

After thousands of callouts in this city, the same handful of problems come up again and again.

Water running down an interior wall in January

Highveld summers are humid enough for a split unit to produce a startling amount of condensate. That water leaves through a single drain line, and in Johannesburg's dusty air that line silts up and grows algae. Once it blocks, the drip tray overflows into your ceiling or down your wall. It's one of the cheapest repairs we do and one of the most expensive to ignore.

Units that were never big enough

We're regularly called to a unit "that has never worked properly" — and find a 9 000 BTU head trying to cool a 35m² open-plan lounge with a wall of west-facing glass. No repair fixes an undersized machine. The honest answer is a correctly sized replacement, and we'll say so even though it's a bigger conversation.

The annual "top-up" that never ends

An aircon does not consume refrigerant. If yours has been gassed twice, it is leaking — usually at a poorly made flare on the outdoor unit, which is an installation fault from day one. We pressure-test with nitrogen, find the leak, repair it, then charge it correctly. Once.

Post-outage electrical failures

Capacitors and contactors are the components that give up after repeated hard restarts. They're inexpensive parts, they're on our van, and replacing one before it strands you is far cheaper than an emergency callout in the middle of a heatwave.

FAQs

Aircon questions from Johannesburg customers

The things people in this city ask us most often.

Not answered here?

Phone us or send a photo of the unit on WhatsApp. We'll tell you what we think it is before we get in the van.

Ask us a question
How quickly can you reach me in Johannesburg?

For breakdowns anywhere in the Johannesburg metro — the northern suburbs, the city bowl, the west and the south — we aim for same-day, and we manage it most of the year. In the December to February peak we may only get to you the following morning, and we'll tell you that honestly on the phone rather than leaving you waiting.

Can you install an aircon in an older Johannesburg house with no ceiling void?

Yes, and it's a large part of what we do in suburbs like Melville, Parkview and Greenside. Where there's no void, pipework is either chased into the wall or trunked in clean, level runs. The trunking is a compromise, but a neatly executed one is invisible within a week — a badly executed one is something you'll resent every day.

Do I need body corporate permission to install an aircon in my apartment?

Almost always, yes — the outdoor unit is the sticking point, because it affects the building's external appearance and sometimes structural fixings. We're happy to provide the technical detail your body corporate will ask for: unit dimensions, weight, bracket fixing method and noise rating.

Why does my aircon struggle only in the late afternoon?

That's solar gain, and it's the classic Johannesburg symptom. A west-facing room absorbs heat all afternoon and the unit is fighting the building's own thermal mass, not just the air temperature. Sometimes the answer is a correctly sized unit; sometimes it's as simple as external shading or a better window film.

Is an inverter unit worth it with Johannesburg's electricity tariffs?

Yes — and the sums get better every year. An inverter modulates its compressor rather than slamming on and off, so it draws considerably less power over a day of running. For any room you use daily, the extra upfront cost is repaid within a few seasons.

Do you work in the city centre and the southern suburbs?

We do. Our work is concentrated in the north simply because that's where the volume is, but we cover the whole metro, and we service business premises in the CBD and the industrial south regularly.
