Aircon repairs and installation throughout Randburg

Randburg is one of the most varied places we work: 1960s face-brick houses, glass-fronted offices in Ferndale, dense cluster complexes in Olivedale, and the ridge homes of Northcliff with views that cost them a great deal of afternoon sun.

Local overview

Old face brick, new clusters, and the Northcliff ridge

Randburg has been growing continuously for sixty years, and every era of that growth is still standing. There are solid 1960s and 70s face-brick homes in Blairgowrie, Windsor and Ferndale. There are dense modern cluster developments through Olivedale, Sundowner and Bromhof. And there is Northcliff, perched on one of the highest ridges in Johannesburg, where the views are magnificent and the west-facing glass is merciless.

Commercially, the Ferndale business node and the retail around Cresta and Brightwater Commons give the area a substantial office and shop-fitting workload alongside the residential.

Randburg sits squarely in our patch and we're here constantly, which is why our response times in this area are among the quickest we offer anywhere.

The local picture

Three kinds of Randburg property, three kinds of problem

What works in an Olivedale cluster is wrong for a Northcliff ridge home.

Northcliff and the ridge: solar gain, and plenty of it

A house built to enjoy a west-facing view is a house that absorbs sun from midday until dusk. Rooms like that need to be sized on their glazing, not their floor plan. Get it wrong and the unit runs continuously through the afternoon, never quite catching up, and dies years early from the effort.

Cluster complexes: noise and condenser placement

Olivedale, Sundowner and the newer developments pack homes closely. Your condenser is likely to be a few metres from someone else's window, and body corporate rules generally reflect that. Modern inverter units are much quieter than the machines they replace, and correct mounting handles the rest.

The old face-brick houses

Blairgowrie, Windsor and the older parts of Ferndale have solid brick homes with limited ceiling access. Pipework needs routing thoughtfully — and a great many of these houses have units fitted twenty years ago by someone who did not.

Ferndale and Cresta: offices and retail

Long trading hours, cassette and ducted systems, and a very low tolerance for a technician disrupting the working day. After-hours servicing is the norm here.

Homes

Randburg homes and cluster complexes

The two questions we're asked most often in Randburg are "why doesn't it cope in the afternoon?" and "will the neighbours hear it?" — and they come from opposite ends of the same suburb.

For the ridge and view homes, the answer is capacity: we measure the glazing and its orientation and size the unit for the heat load the room actually carries, which is frequently more than the owner expects. For the clusters, the answer is unit choice and mounting: a modern inverter condenser on proper anti-vibration mounts, positioned thoughtfully, is quiet enough that nobody notices it.

And in the older face-brick houses, the answer is patience with the pipe route. It takes an hour longer to do it properly, and you look at the result every day for fifteen years.

Business & industry

Ferndale, Cresta and the Randburg commercial nodes

The Ferndale business node is full of small and mid-sized offices, and the retail around Cresta and Brightwater Commons runs long trading days. Both are places where the aircon is invisible when it works and catastrophic when it doesn't — a boardroom that can't be used, a shop floor with a bucket under a ceiling tile.

We service and maintain cassette, ducted and split systems across the area on scheduled contracts, and we do the work in the evenings or on weekends because that's the only sensible time to do it.

Contract clients get priority when something fails, which in the first hot week of the season is worth more than the contract costs.

Faults we see locally

Randburg's usual suspects

Sun on the ridge, noise in the clusters, and twenty years of dust in the old suburbs.

Units losing the afternoon in Northcliff

Not a fault — a sizing error, usually made years ago by whoever fitted it. We'll tell you honestly rather than selling you a repair that cannot possibly help.

Condenser noise in complexes

Usually a failing fan bearing on an ageing unit, sometimes just a bracket transmitting vibration into a wall. Both are fixable, and both are worth fixing before the body corporate gets involved.

Two decades of neglect in the old suburbs

Some of the units we open in Blairgowrie and Windsor have never been serviced. The coil is packed solid, the drain is a science experiment, and the owner has assumed for years that "it just isn't very strong". A proper service transforms them.

Cassette leaks in Ferndale offices

Condensate pumps fail, ceilings get wet, and it always happens in a boardroom the day before a client meeting. Servicing prevents it.

FAQs

Randburg aircon questions

What Randburg homeowners and office managers ask before booking.

Not answered here?

Phone us or send a photo of the unit on WhatsApp. We'll tell you what we think it is before we get in the van.

Ask us a question
Why does my Northcliff aircon give up in the afternoon?

Because it's fighting the sun rather than the air. A west-facing room absorbs heat all afternoon, and the walls and floor keep radiating it back long after. If the unit was sized on floor area alone it was always going to lose that battle. The honest answer is usually more capacity — or shading the glass, which is cheaper and often more effective.

How noisy is an outdoor unit in a cluster complex?

A modern inverter condenser is genuinely quiet — quieter than most people expect, and dramatically quieter than the fixed-speed machines of fifteen years ago. Mounted on anti-vibration pads and positioned sensibly, it shouldn't trouble a neighbour a few metres away. If an existing unit has got louder, that's usually a fan bearing on the way out.

Do you service offices in Ferndale after hours?

Yes — most of our commercial servicing in Randburg happens in the evening or over a weekend. A ladder in a working office helps nobody, and dust in a boardroom helps nobody either.

My aircon has never been serviced in 15 years. Is it too late?

Probably not. We open units in Randburg's older suburbs that have never been touched, and a thorough coil clean, drain flush and electrical check frequently restores performance the owner had written off entirely. It's worth one visit to find out before you spend money on a replacement.

Can you install into an old face-brick house without making a mess of it?

Yes — and this is where the difference between a careful installer and a cheap one shows. Pipework is either chased in or trunked in clean, straight runs. We'll walk the route with you before we drill anything.

Which parts of Randburg do you cover?

All of it — Ferndale, Cresta, Northcliff, Blairgowrie, Windsor, Olivedale, Sundowner, Bromhof, Fontainebleau, Bordeaux and the rest.
