Roodepoort
Roodepoort runs from the old, established streets of Florida to the sprawling new estates out at Ruimsig and Little Falls. Different eras, different houses — and a west-facing afternoon sun that all of them share.
Local overview
Roodepoort has two distinct halves. There's the old town — Florida, Discovery, Horizon, Roodepoort North — with modest, solid, older houses and air conditioning that in many cases arrived as an afterthought a decade or two ago. And then there's the newer western sprawl: Weltevredenpark, Wilgeheuwel, Little Falls, Ruimsig, Strubensvallei and the estates that have filled the ground between Roodepoort and the Cradle.
The newer half is where most of our installation work happens: modern homes with open-plan living areas, generous glazing and — because they were built on open ground with few mature trees — very little shade.
The commercial spine runs along the Constantia Kloof and Clearwater nodes, with offices, retail and medical suites that need conditioning through long trading hours.
The local picture
High, exposed, west-facing and largely treeless in the newer suburbs.
Established suburbs have mature trees; new estates have saplings. That distinction matters more than most people realise — a house with no shade absorbs solar radiation on every exposed wall and roof surface from morning to dusk, and by late afternoon the building itself is radiating heat back into your living room. Aircon sizing has to account for it.
Newer Roodepoort homes are built close together, and the condenser very often ends up in a narrow side passage between two walls. That's a genuine problem: a condenser rejects heat into the air around it, and if that air can't move away, it re-ingests its own exhaust and its head pressure climbs until it trips. We see this constantly, and the fix is usually clearance rather than a new machine.
In the older half of Roodepoort, the pipe route is the interesting part of the job. Solid walls, low ceilings, and a need to route pipework so that the house still looks like itself afterwards.
Long trading hours, cassette systems, and a condensate pump failure that will eventually put water through a ceiling tile if nobody is servicing it.
What we're called out for here
Heavy on installations in the newer estates, heavy on repairs in the older suburbs.

If your outdoor unit is suffocating in a side passage, moving it is often the entire fix.

Regassing & leaksHomes
In the newer estates, our most common recommendation is a size up from what the owner expected — because the house has no shade, the glazing is generous, and the room is open-plan. It's not upselling; it's arithmetic, and we'll show you the working.
Our second most common recommendation is to move the outdoor unit. A condenser wedged into a 700mm side passage with a boundary wall a metre away simply cannot breathe, and no amount of gas or servicing will change that. Repositioning it — sometimes by less than a metre — can transform the unit's performance and its lifespan.
In older Florida and Discovery homes, the work is repairs, servicing and careful installation into houses that were never designed for it.
Business & industry
Roodepoort's commercial spine runs along Hendrik Potgieter and through the Constantia Kloof office node — a mix of offices, medical suites, retail and restaurants, all running conditioned air for long hours.
The pattern is familiar: cassette and ducted systems that work faultlessly until nobody services them, at which point a condensate pump fails and water arrives in a place nobody wants water. We run scheduled maintenance across the area, with the noisy and disruptive work done outside trading hours.
For businesses with several units, a contract is almost always cheaper than the emergency callouts it replaces — and it means you're not competing for a technician in the first hot week of November.
Faults we see locally
Suffocating condensers and unshaded houses, mostly.
Our signature Roodepoort finding. Narrow side passages, high boundary walls and units mounted with almost no clearance. The machine ingests its own hot exhaust, head pressure climbs, and on a hot afternoon it trips out. Owners assume it's broken. Usually it's just boxed in.
A new estate house with no tree cover and a west-facing lounge carries a serious heat load. Units sized on floor area alone never quite manage.
Same story as everywhere: a decade of algae, a blocked line, and water on the floor after the first proper storm.
Preventable with servicing, expensive and embarrassing without it.

FAQs
What Roodepoort homeowners and business owners ask us.
Phone us or send a photo of the unit on WhatsApp. We'll tell you what we think it is before we get in the van.
Ask us a questionVery possibly, yes — and it's the single most common issue we find in Roodepoort's newer estates. A condenser needs air to move freely through it; in a tight passage with a boundary wall close by, it re-breathes its own hot exhaust, the head pressure climbs, and on a hot afternoon it trips out or simply stops cooling well. Moving it, sometimes by less than a metre, can transform its performance.
Not because they're new — because of shade. An established suburb has mature trees; a new estate doesn't. A house with no shade absorbs solar heat all day on every exposed surface, and by late afternoon the structure itself is radiating heat inwards. That pushes the required capacity up, and we account for it when we measure.
Quickly — Roodepoort is well inside our fast-response area. Same-day for breakdowns most of the year, and we'll tell you honestly on the phone if peak season means first thing tomorrow instead.
Yes. Pipework gets chased into the wall or trunked in neat, level runs. It takes longer than a modern house and it's worth the extra hours — you'll be looking at the result for years.
Yes, and we schedule the work outside trading hours. Cassette systems, ducted systems and splits — serviced on contract, with priority response when something does fail.
All of them — Weltevredenpark, Constantia Kloof, Florida, Wilgeheuwel, Little Falls, Ruimsig, Strubensvallei, Discovery, Honeydew and the surrounding estates.
