Kempton Park
Kempton Park lives with something no other Gauteng town does: an international airport, a vast industrial and logistics belt, and a constant load of dust, exhaust and airborne grit that shortens the life of every air conditioner in the area.
Local overview
Kempton Park is defined by OR Tambo International and by the industrial and logistics belt that grew up around it — Isando, Spartan, Pomona, Chloorkop and the freight parks strung along the R21. It is one of the busiest working landscapes in the country, and it is genuinely dirty air.
That has a direct, measurable consequence for air conditioning: filters and condenser coils in this part of Gauteng foul substantially faster than in the leafy northern suburbs. Manufacturers write their service intervals for average conditions. Kempton Park is not average conditions.
On the residential side, the suburbs — Glen Marais, Birchleigh, Norkem Park, Edleen, Bonaeropark — are established, practical family areas with conventional housing stock. The work there is bread-and-butter split unit repairs, servicing and replacements, done properly.
The local picture
It isn't the heat here. It's what's in the air.
A condenser coil works by passing air over closely spaced aluminium fins. Anything in that air that sticks — dust, jet exhaust particulates, industrial fallout, brake dust from the freight routes — builds up between the fins and progressively blocks the airflow. The unit compensates by running longer and at higher head pressure, which costs you electricity now and a compressor later.
We recommend a shorter service interval across Kempton Park than we would in Johannesburg's northern suburbs, and we say so on every quote. It isn't an upsell — it's the difference between a unit reaching twelve years and one dying at seven.
Isando and Spartan are full of factories, warehouses, cold-chain facilities and office blocks attached to industrial sites. The HVAC there is worked hard, often in dusty air, and frequently in buildings where a failure genuinely stops production. Maintenance contracts, priority response and documented service records are the norm rather than the exception.
The hotels, conference space and offices clustered around the airport run their systems around the clock. Continuous duty is a different design problem from domestic use — and a different maintenance regime.
Much of the residential stock in Kempton Park has had air conditioning for a decade or more, which means a good deal of our residential work is repair-versus-replace conversations on units approaching the end of their lives. We give a straight answer on those.

Residential work here is straightforward and we like it that way. Glen Marais, Birchleigh, Norkem Park, Edleen and the surrounding suburbs are established, conventional family areas — mostly single-storey homes, mostly wall-mounted split units, mostly installed some years ago.
That means two things. First, servicing matters more than people realise, because the units are older and the air is dirtier. Second, we have a lot of honest repair-versus-replace conversations, and we always come down on the side of what actually makes financial sense for you rather than what makes a bigger invoice for us.
If a twelve-year-old machine needs a compressor, we will tell you to replace it — and we'll tell you what the new unit costs at retail if you'd rather buy it yourself.
Business & industry
Industrial air conditioning is a different discipline. In a warehouse or a production facility, cooling is not about comfort — it's about equipment, stock, staff safety and, in cold-chain sites, product that is actively degrading while the system is down.
We maintain HVAC across industrial and commercial premises in Isando, Spartan, Pomona and the surrounding freight parks: ceiling and cassette units in offices attached to plants, split systems in control rooms and server rooms, and packaged units on warehouse offices. The common thread is that they run in dirty air, and they need to be serviced on a schedule that reflects it.
Contract clients get priority breakdown response and a documented service history — which matters when an insurer or an auditor asks.
Faults we see locally
Every area has a signature fault. Here, it's fouling.
The most common thing we find on a first visit to a Kempton Park property is a condenser coil so densely packed with airborne grit that you cannot see light through it. The unit hasn't failed yet — it's just been running at 60% of its capability for two summers and costing its owner money the whole time. Cleaning it can transform performance.
A fouled coil raises head pressure, and sustained high head pressure kills compressors. The failure looks sudden when it happens. It wasn't.
Standard indoor filters clog fast here. In industrial and airport-adjacent buildings we'll often recommend more frequent filter changes than the manual suggests, because the manual was not written for Isando.
Industrial fallout is not chemically neutral. Older condensers in the industrial belt show accelerated corrosion on coil fins and cabinet panels, and it shortens their lives. It's worth knowing about when you're deciding whether to repair or replace.

FAQs
What residents and site managers ask us most.
Phone us or send a photo of the unit on WhatsApp. We'll tell you what we think it is before we get in the van.
Ask us a questionIt affects the air your aircon has to breathe, which comes to the same thing. Airborne particulates from aircraft, freight traffic and industry settle in the condenser coil and progressively block the airflow. It's not dramatic — it's gradual, and that's exactly why it goes unnoticed until the unit fails.
We'd argue for annually as an absolute minimum for a home, and six-monthly for anything in or near the industrial belt. Some of the Isando sites we look after are on a quarterly filter schedule. We'll tell you honestly what your specific site needs after we've seen the coil.
Yes — offices attached to plants, control rooms, server rooms, packaged units and cassette systems across Isando, Spartan, Pomona and the surrounding freight parks. Maintenance contracts with documented reports are standard for these clients.
For contract clients, we prioritise. For everyone else, same-day is the standard and we usually make it. Tell us on the phone if the failure is stopping production or threatening stock — it changes where you sit in the queue.
It can be. Industrial fallout accelerates corrosion on outdoor units, and once the coil fins start deteriorating you're losing heat transfer permanently. We'll show you what we're looking at and tell you honestly whether it's cosmetic or terminal.
Absolutely — Glen Marais, Birchleigh, Norkem Park, Edleen, Bonaeropark and the rest. It's a big part of what we do here, and it's the same technicians and the same guarantee.
